Several Months ago a building committee was formed to determine the condition of the Church structure and develop a restoration plan.

 

 

This committee consists of:

St. Augustine Building Committee

Meeting March 15, 2008

 

Roofing

 

  1. Reviewed samples of cedar shake to be used, as well as related capping on peaks and steeple edges.
  2. Reviewed proposal (submitted by Roger Boulet, Boulet Roofing) on building out east and west roof line to outside of brick.  Proposal discussed and accepted.
  3. Commercial trough and related downspouts to be ordered.  (Able Eavestroughing)  Estimate requested, due March 31/08.

 

Insulation

 

  1. Noted that water infiltration into north east corner of church is due to roof line to masonry separation.  Repairs executed by insulation contractor.
  2. Noted that insulation contractor has reported no other water damage due to structural beams and supports is visible upon inspection on both east and west exterior walls.

 

Air Handling System

 

  1. Dave Dickson from Brandon Heating and Plumbing was taken to the site for inspection and measurements.  He is to consult with air handling engineer prior to presenting a proposal.  The system will involve at least 6 intake ports created in the church nave at the upper portion of the gothic arches as well as several floor grates to allow the draw of replacement air to come from the basement.

 

Additional Insulation to Parish Centre Roof

 

  1. Initial consultation with material suppliers have confirmed the need to consult a building envelope engineer for requirements on proper materials to be used.  A quick measurement to estimate on possible materials reveals costs of approximately $4,000.00  Labour is extra.  Committee requested contractor to proceed  to next phase.

 

North Side Windows

 

  1. South End Lumber was asked to the site for a review of the project and to confirm measurements.  Revised estimate dated March 14, 2008 was $20,733.00 + taxes.  Templates of the window arches are to be supplied by the Church.  Estimated cost $750.00 - $1,000.00.  To take advantage of onsite equipment for window installation, the windows must be on site by June 1, 2008.  Given 8-10 weeks delivery, they must be ordered by mid April.  Authorization needed to develop templates to be given on March 27, 2008 meeting.

 

Bell Tower Restoration

 

  1. Inspection and specification for bell tower restoration was discussed.  Research into materials is required and to be tabled to March 27.  Estimates to follow.
  2. Decision to rebuild bell tower to original look was approved with the provision that maintenance free materials are to be used,  all unremovable wood framing to be restored and that precautions against pigeon infiltration be used.  Budget figure to be available by April 15, 2008.

 

Structural Engineer’s Report

 

Interior Floor - Mr. Mendel attended the Church Thursday March 13, 2008 for a site inspection and review of existing elevation.  A written report is to follow by the end of March complete with material recommendations and possibilities.

 

During the discussion of the entire restoration project a concern was raised in regards to the deterioration of interior concrete in the basement area and how this related to  the building not being properly protected from surface and ground water infiltration. 

 

Two remedies are possible:

  1. Excavate top soil to exterior wall footings (approx. 6’) to allow for water proofing of exterior walls where possible.  Drainage stone and frost protection of existing footing to be installed.
  2. Removal of existing interior concrete to create an internal drainage system.

 

Estimates for this work have been requested.

 

East Side Entrance

 

Inspection of basement area, in particular the north east corner, water  damage to drywall and plates is evident.  Water source is from the exterior doorway and lack of drainage from the exterior stairwell.

 

An estimate to build an enclosure around the exterior entrance way was discussed and an estimate is to be submitted by April 15, 2008.

Present:  Laura Gurr, Dympna Issigonis, Bruce Ray, Ken DeRoo, Lorraine Kindle, Ray Cancade.  Absent:  Joe Kiazyk, Al Twerdochlib.

 

Progress Reports on all aspects of the building envelope were discussed.

 

New Ideas:

1.    Concrete swales as a substitute for metal extensions on downspouts.

2.    East side extension to be brick rather than stucco.

3.    Testing of north window templates before ordering the windows.

 

New Business:

Engineers report on interior floor expected any time.  Lorraine Kindle to call and confirm.

 

Finance Committee has requested a progress report and estimate for the interior renovations.

 

Special meeting called for Friday, March 29, 2008 at 7:00 p.m.

 Meeting April 9, 2008  10:45 a.m.

 

 

Present:  Laura Gurr, Dympna Issigonis, Bruce Ray, Ken DeRoo, Lorraine Kindle, Ray Cancade, Joe Kiazyk, Al Twerdochlib, Fr. Dominic Yuen.

 

Building Envelope

  1. Firm quote from Weibe Construction was presented on adding insulation to portions of the Parish Centre roof.  (26,253.00).  The cost puts the job at risk.  A second quote was recommended before making a decision.

 Church Interior

  1. Detail costs from Joseph Reibestein were reviewed and discussed.  Based on discussions the following motion was put forward. 

We (the building committee) recommend that the beautification of the church interior as detailed by specific contract dated April 7, 2008 by Joseph Reibestein be carried out.

  1. Many estimates and approaches to flooring were discussed with the listing of the pros and cons of each approach.  It was recommended that the existing particle board of the sub floor be removed and replaced with a void free ¼” plywood subfloor.

Three quotations for this work will be requested from Kellington Floors,  Jenkins Carpets and Home Building Center.

 

Deliberation led to the following motion:

 

We (the building committee) recommend that high quality carpet (32 oz. minimum) be used throughout the main church, staircase and choir loft.  A floor grate for the north entrance is to be installed with a ceramic tile border.

  1. Discussion on various approaches to the upgrading of the finish on existing pews led us to understand that more research into the matter be done by Ray Cancade and Laura Gurr.

 

  1. With Fr. Yuen present, the development of the choir loft for the possibility of expanding the size, developing locked storage and adding a personal lift access was discussed.  Ray Cancade & Bruce Ray to explore possibilities.

Previous Minutes reviewed.  Motion to accept minutes as presented moved by Joe Kiazyk,  seconded by Ken DeRoo.

 

  1. Review of carpet quotations from Kellington and Jenkins.  A third quotation from Home Building Center to be presented on April 24, 2008.
  2. Request for third quote on hardwood flooring.  Al to follow up with Jenkins.
  3. Pew Refinishing:  Contact with Brandon Area Planning & Fire Department reported as favourable towards “in house” approach to refinishing.  Costs to be reported.  Request from Donogh Antiques and John Boulet for second quotation on the work.
  4. Discussion on choir loft development.  Cost for elevator reported to be 28,000.  Engineering for expansion of lot to be done by Bruce.  Expected overall cost of 60,000 – 70,000. 
  5. Discussion around the timing of all aspects of the work.  Ray Cancade to look into pushing commencement date ahead.
  6. Quote from painter still not in.  It is promised shortly.
  7. Discussion around the need for a general contractor/coordinator of the project.  There was a general feeling that this is necessary.  Suggestion to go to the parish at large for candidates for the job.  Each member of the committee to report on job description and compensation package.
